MORTGAGOR FURTHER AGREES: ~
~ 1. To make all payments required by that note and this mortgage promptly when due.
2. To pay all taxes, assesaments, liens and encumbrances on that pruperty pmmptly when due. If
they are not promptly paid, the Mortgagee may pay them withuut wai~ ing the option to foreclose, and such
paymente, with interest thereon from the date of payment at the same rate as 9pecified in that note~ shall
also be aecured by this mortgage.
i S. To commit, permit, or suffer no waste, impairment or deterioration of the mortgaged property.
; 4. To pay all expenses reasonably incurred by the M~,rtgagee because of failure of the Mortgagor

~ thereof, with interest thereon from the day of payment at the seme rate a.4 :~pecified in that note, shall alsu
k be aecured by this mortgage.
~ 6. It any payment provided for in that note ia not paid within 30 days after it LecomeA due, or if any
agre~ent ~n this mortgage other than the agreement to make the payments ig breached, the entire unpaid
principal balance of thaL note shall immediately become due at the option of the MortAagee, and the Mort-
gagee may forecloae this mortgage in the manner provided by law, and have the mortgaged property sold to
aatiafy or apply on the indebtednesa hereby secured.
6. The rents and profita of the mortgaged property are alao hereby mortgaged, and if proceedings
to foreclose thia mortgage ahall be instituted, the court having jurisdiction thereof may appoint a receiver of
the mortgaged property and apply thoae rents and profits to the indebtedness hereby secured, regardlesa of
the dolvency oi the Mortgagor or the adequacy of the aecurity.
