prior to the issuance of the Bonds and the Concurrent Parity
Bonds and agreed to by the parties hereto and thereto:
THIS MORTGAGE, dated as of the lst day of December,
A.D., 1972, by TREESWEET PRODUCTS CO., a corporation organized T
and existing under the laws of the State of California, j
hereinafter called the MORTGAGOR, which term shall include the `
legal representatiyes, successors and assigns of the Mortgagor
wherever the context so requires or admits, to ST. LUCIE COUNTY,
FLORIDA, a political subdivision of the State of Florida, here-
inafter called the MORTGAGEE, which term shall include the
legal representatives, successors and assigns of the Mortgagee
wherever the context so requires or admits,
WITNESSETH: That for Ten Dollars ($10.00) and other ~
good and valuable considerations and in consideration of the
sums mentioned and.the mutual promises and covenants of the
Installment Purchase Trust Agreements of both the $1,000,
000 St. Lucie County Industrial Development Revenue Bonds -
(TreeSweet Products Co. Project) Series 1972 and, if issued,
the $1,000,000 St. Lucie County Pollution Control Revenue
Bonds (TreeSweet Products Co. Project) Series 1972 revenue
bond issues (which Agreements are by reference incorporated
herein and ma.de a part hereof), the receipt whereof is ~
hereby acknowledged, the Mortgagor does hereby grant, bargain, ;
sell, alien, remise, release, convey and confirm unto the ~
Mortgagee, its successors and assigns, all the certain
piece, parcel or tract of land of which the Mortgagor is ~
nc>w seized and possessed and in actual possession, situate f
in the County of St. Lucie and State of Florida, described
as follows:

together with all buildings, structures and improvements ~
of every nature whatsoever now or hereafter situated on
the above-described Property~and made part thereof and
all fixtures, machinery, equipment, and other personal
~ property of every nature whatsoever now or hereafter owned
by the Company and made part of the above-described Property
or the Project and located in, on or used or intended to
! be used in connection with the above-described Property
and the Project except furniture, office equipment, automotive
equipment and inventory, as set out in the Installment
Purchase Trust Agreen-ents (hereinafter called the "Mortgaged ~
Property") and with the operation of the land, buildings, '
structures or other improvements, including all extensions, '
additions, improvements, betterments, renewals and replacements j
to any of the foregoing which are made part of the Mortgaged
Property and the Project.
TO HAVE AND TO HOLD the same, together with all and ~
singular the tenements, hereditements, easements, rights, -
