persons Mrho~soever, and agrees:
1. To wake all payaents required by that note and this ~ortgage promptly ~+hen due.
2. To pay all taxes, assessments, liens and encuabrances on that property pro~ptly r+hen due. ~
If~they are not praapily paid the Fbrtgagee nay pay thee r+ithout ~+aiving the option to foreclose, and such
pay~eents, Kith interest thereon fram the date of payaent at the sa~ae rat~ as specified in that note, shall
also be secured by this murt9age. {
I~ 3. To commit, penoit, or suffer no Naste, iepainent or deterioratlon of the oortgaged property.
~ To pay all expenses reasonably incurred by the Mortgagee because 9f f~ilure of the Mortgagor to

S. If any paya~ent provided for in that note is not paid within 30 days after it becaaes due, or if
any agree~ent in this rortgage oLher than the agree~ent to make the pay~ents is breached, the entire unpaid
principal balance of that note shall ic~aediately becaoe due at the option of the Mortgagee and Mortgagee a:ay
foreclose this raortgage in the aanner provided by law, and have the oortgaged property sold to satisfy or

apply on the indebtedness hereby secured.
6. The rents and profits of the a~ortgaged properiy are also hereby mortgaged and if proceedings to
foretlose this rsortgaae shall be instituted, the court having jurisdiction thereof should appoint a receiver
of the martgaged property and apply those rents and profits to the indebtedness hereby secured, regardless
of the solvency of the t:ortgagor or the adequacy of the security.
