prevailing party in any litigation under this
Agreement, shall be entitled to reasonable Court •
costs and reasonable attorney fees.

Buyers shall pay all taxes, assessments or impositions that
may be legally levied upon said land subsequent to date of closing, ~
and keep all buildings upon said premises insured in some company sat- _
isfactory to Seller, and payable unto the parties, respectively, as ~
their interests may appear in a sum of not less than maximum insurable
value during the period of this A re ment. U on a ent of balance S~}le~ ~
shall furnish warranty deed and complete abs~rac~ ~into Buyers , at S~e er s
expense. In case~of the failure of the Buyers to make payment or to ~
perform any covenants under this Agreement, this Agreement at the op- ~
tion of the Seller, shall be forfeited and terminated and the Buyers ~
shall forfeit all payments made under this Agreement, and such pay- j
ments shall be retained by the Seller in full satisfaction and liquida- ~
tion of all damages sustained by the Seller, and the Seller shall have ~
the right to reenter and take possession of the property. -
IT IS MUTUALLY AGREED by and between the parties hereto that
~ all covenants and agreements herein contained shall extend-to the
parties, their heirs, executors, administrators and assigns. ~
