WITNESSETH that if the parties of the second part shall first make the ~
~ - payments and perform the covenants hereinafter ment~oned on their part j

to be made and performed, the said parties of the fif~st part, hereby ~

covenant anci agree to convey and assure to the said parties of the
second part, their heirs, executors, adminstrators or assigns, in fee
sim le clear of all encumbrances whatever b a ood and s f ~

deed to the following described property, to-wit: -
The east 65 feet of the west 215 feet of Lo~ 39, Maravilla
Gardens, as shown upon plat recorded in plat book 4, page 55,
of the public records of St. Lucie County, FLorida.
and said parties of ~he second part hereby covenant and agree to pay`
to the part3es of the first part, their heirs and assigns at ~heir
office in Fort Pierce, the sum of $15,500.00 in the following manner,
to-wit:
(1) $1,000.00 on the signing of this instrumen~, receipt of which is
. hereby acknowledged.
(2) $125.00 per month interest and principal payment starting on the
; 20th day of May A.D. 1973 and on the 20th day of each and every
subsequent month thereafter until the original installment balance
~
; of $14,500.00 is paid in full. The aforesaid interest to be cal- {

culated on the unpaid balance due a.t the rate of 8.25% per annum. ~

` Each installment shall first be applied in payment of the interest j

and then on the unpaid balance of the principal sum. A late ~
i
penalty of 5~ will be added and collected with any amoun~s due ~

and payable under this contract which have not been paid by the
27th day of each month, this penalty shall apply.to any due ad valorem
taxes, special government assessments and fire insurance which has
been paid by the parties of the first part to protect their interest.
