TOGETNER vith all structures and improvements now and hereafter on said land and the fixtures attached thereto, and all rents, issues, proceeds and profits accruing aad to accrue from said prgnises, all of which are inc2uded within the foregoing description and the habendum hereof; also all gas, stear+, electric, water and other heating, cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systeas, machines, . app2lances, fixtures and appurtenances, including air-conditioning, ducts, machinery and equipment, which are now or may hereafter pertain to ~or be used arith, in or on said pre~ises, even though they be detached or detachable, and together with the abstract of title thereto, and, if the above described property is now or shall hereafter be used for cominercial purposes, then the furniture and furnfshings sud any replac eaents thereof which may be owaed by the Mortgagor and which are nov or may hereafter be located upon the above described property. TO HAVE AND TO HOLD the same, together with the tenements, hereditaments and appurtenances, unto SMA in fee simple. AND the Hortgagor does hereby covenant with SMA that~R.ortgagor is indefeasibly seized of said land in fee simple; that mortgagor has full power and lavful right to convey said land in fee simple as aforesaid; that it shall be lawful for SMA at all times peaceably and quietly to enter upon, hold, occupy and enjoy said land; that said property is free from all encumbrances; that mortgagor will make such further assurances to perfec-t the fee simp2e title to said property in SMA as may reasonably be required; I' and that they do hereby fully warrant the title to said land and Will defend the same I against the lawful claims of all persons whomsoever.
