2. The ~brtgagee may, at his option. and without waiving his riaht to accelerate the indebtedness hetcby
s~cured and to foreclost the same, pay either before or after delinquency any or a!1 0! those certsin obligations
required by the terms hereol' to be paid by the Mortga~ot for the ptotection of the mc~rtgate security ot [or the col-
leriion of tht indebtedness hereby secured. All sums so advanced ot paid by the Mortgagee shall be charged into
the m~~rtgage account and become a~ integral part therooi. subject in all respects to the terms. conditions. and
c~~venants of the aforesaid promissory note. a~d this mottgage, as fully and to the same extent as though a part
of the original indebtedness evidenced by said note and secured by this mort6age, excepting howeve~. ihat said
sums shalt be repaid the !Nortgagce forthwith upon its demand and be in addition to the regular monthly install-
rnents provided by the mortgage note.
3. That the abstract or abstracts of title covering the mortgaged property shall at all times. durieg the life
of thi. mortgage, remain in possession of the Mortgagee and in event of the ~oteclosure of this mortgage or othet
tran~fer of title to the mortgaged ptoperty in extinsuishmenl of the indebtedness secuted hereby. all ri`ht, title
and interest ot the Nortgagor in and ta any suci~ abstracts of title shall pass to !he puichaser or grantte.
4_ To the extent of the indebtedness ot the Mortgagor to the Mottga~ee described herein or secured hereby,
the ~loregagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereof ot eich
and every mortgage, lien or other incumbrance on the land described herein which is paid a~!or satis[ied, in
w~hole or in part, out of the proceeds oi the loan described herein or secured hereby, and the respective liens of ~
said mortgages, liens or other incwnbrances, shatl be and the same and each of them hereby is presetved and shal!
pass to and be held by the Nortgagoe herain as security for the indebtedness to the Mortgagee herein described
or hereby secured, to the same extent that it would have been pcesenred and would have been passed to and been
held by the ~lortgagee had it been duly and regularly assigned. Uansferred, set ovet, and delivertd unto the Mort-
gagee b} separate deed of assignment. notwiihstanding the fact that the same may be satisfied and cancelled of
~ecord, it being the intention of the parties hereto that the same will be satistied and caacelled of record by the

S. In the event the ownership of the mortgaaed ptemises. or any patt thereof. becomes vested i~ a petson
other than the '~lortgagor, the ~lortgagee may, without notice to the Mottga6or, deal with such successot or suc-
cessors in interest with reference to this deed and the debt hereby secured, in the same manner as witk the R1ort-
gagor w~~thout in any way vitiating or discharging the Mortgagor's liability hercunder or upon thc debt hereby
secured. No sale of the premises hereby mortgaged and no forbeatance vn the patt of the Mortgagee, and no ex-
tension of the time fur the paymant of the debt hereby secured given by t6e Mortgagee shall operate to release.
discharge, modify, change or affect the original liability of the Mortgagor 6erein eithet in whole or in part.
6. The lien of this deed secures and shall continue to secure payment o[ said indebtedness or indebted-
~ess, however~evidenced. whethei by said pranissory note or any renewal or extension thereo[ or substitute there-
for, or otherwise. Antil atl such indebtedness shatl have been fully paid.
