MORTGAGE MODIFICATION AGREEMENT ~

WHEREAS, ATLANTIC CONOOMINIUMS, INCORPORATED, a Florida ~
corporation, did on October 6, 1972 make, execute and deliver ~
a certain mortgage deed to FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION ~
OF FORT PIERCE, a corporation orqanized and existing under the laws ;
of ~he United States of America, which mortgage was recorded in ;
O. R. Book 207, at page 74 of the public records of St. Lucie ~
County, Florida, and which mortgage deed encumbered certain '
real property in St. Lucie County, Florida, as more particularly
described in said mortgage, as security for an original principal
debt of $775,000, evidenced by a promissory note, which promissory.
note was set out in said mortgage deed; and
WHEREAS, the description of the property set for'~h iri said
mortgage is in error and the mortgagor and mortgagee have mutually
agreed that said mortgage shall be modified and amended so as to
correct the error in description;
NOW, TI~REFORE, in consideration of the foregoing and other
good and valuable considerations and the mutual covenants and
promises herein made and the sum of One Dollar ($1.00) each~to
the other paid, Atlantic Condominiums, Incorporated, herein called
the Mortgagor, and First Federal Savings and Loan Association of
Fort Pierce, herein called the Mortgagee, agree as follows:
1. That the mortgage deed dated October 6, 1972, and
recorded in O. R. Book 207, at page 74 of the public records ~
of St. Lucie County, Florida, shall be modified, amended and
corrected so that the description of the property encumbered ~
by said mortgage sha1l be as follows:
From the Northwest corner of the SW 1/4 of the SW 1/4 of
Section 15, Township 35 South, Range 40 East run thence South
89°40'16" East along the quarter-quarter line to a point on
the East right of way of Oleander Avenue (S~ate Road S-605);
thence South 00°26`26" East along the said East right of way
of Oleander Avenue 348.68 feet to a point, said point being the ~
point of beginning; thence North 89°33'S4" East 110.99 feet to
a point; thence North 16°37'23" East 44.95 feet to a point;
thence North 89°17'07" East 208.96 feet to a point; thence
South 37°42'24" East l'F9.00 feet to a point; thence Sauth
27°17'34" West 197.01 feet to a point; thence North 24°42'37"
West 120.00 feet to a point; thence South 65°17'23" West 154.01
feet to a point; thence South 24°42'37" East 120.00 feet to a
point; thence South 24°42'32" East 123.00 feet to a point;
thence North 89°42'43" West 260.02 feet to a point, said j
point being on the said East right of way of Oleander Avenue; f
thence North 00°26'.26" West along said right of way of
Oleander Avenue 444.99 feet to the point of beginning; all
lying in and being in St. Lucie County, Florida, and contain- f
; ing 3.306 acres.

~ 2. That the description as set forth in Paragraph 1
; above is hereby and herewith made a part of said mortgage as though
it had been originally described and incorporated therein.

~ 3. That this agreement shall not be deemed to modify or
amend said mortgage except as specifically set forth herein, and
the mortgagor hereby ratifies and confirms the said mortgage as
modified and amended.
