be jointly and severally bound. I or we, each further waive demand~ protest and notice of demand. protest and
nonpayment.
MQRTGAGOR~FUBTHER AGREEB:
1. To` make all payments required bq that note and thia mortgage prompUy when due.
2. To pay all taxes, assesaments, liens and encumbrances on that property promptly when due. If
they are not promptly paid, the Mortgagee may pay 'them without waiving the option to foreclose, and such
payments,. with interest thereon from the dats of payment at the same rate as apeci6ed in that note, shall .

~ 3. To oommit, permit, or• suffer no waste, impairment or deterioration of the mortgaged property.
~ 4. To pay all expenses rea.gonably incurred by the Mortgagee because of faiture of the Mortgagor
~ ta comply with the agreementa in that note or this mortgage. including reasonable attorneys' fees. The coat
thereof, with interest thereon from the day of payment at the same rate as specified in that note, shall also
be secured by this mortgage.
b. If any payment provided for in that note is not paid within 30 days after it beoomes due, or if any ~
agreement in this mortgage other than the agreement to make the paymenta is breached~ the entire unpaid ;
principal balance of that note shall immediatelq become due at the option of the Mortgagee, s~nd the Mor~
gagee may foreclose this mortgage in the manner provided by law, and have the mortgaged- property sold to
satisfy or applq on the indebtedness hereby aecured.
6. The rents and profits of the mortgaged property are also herebq mortgaged, and if proceedings i
to foreclose thia mortgage ahall be instituted, the court having jurisdiction thereof may appoint a receiver of
the mortgaged pmperty and apply those rents and proSts to the indebtedness hereb~ secured, regardlesa of
the solvency of the Mortgagor or the adequacy of the security.
