be jointly and severally bound. I or we~ each further waive demand~ protest and notice of demand; proteat and
nonpayment.
MORTGAGOR FURTHER AGREE8: ~ ~
1. To make sll pa3mienta required by that note and this mortgage promptly when due.
2. To pay aU taxes, assessments. liens and encumbrances on that property pmmptly when due. If
they are not promptly paid, the Ddortgagee may pay them without waiving the option to foreclose, and such
payments, with interest thereon from the date of payment at the same rate as apecified in that note. shall
slso be secured by this mortgage.
8. To commit. permit. or suffer no waste, impairment or deterioration of the mortgaged property.
4. To pay all ex~eenses reasonably incurred by the Mortgagee because of failure of the Mortgagor
to complq with the agreements in that not~ or this mortgage, including reasonable attorneys' fees. The coat
thereof, with interest thereon from the day of payment at the same rate as specified in that note, shali also
be secured by this mortgage.
6. If any payment provided for in that note is not paid within 30 days after it beoomes due. or if any
agreement in this mortgage other than the agreement to make the payments ~ia breached, the entire unpaid
principal balance of tha± note shall immediately become due at the option of the Mortgagce, and the Mort-
gagee msq foreclose this mortgage in the manner provided by law. and have the mortgaged property sold to
satisfy or appty on the indebt~edness, hereby secured.
; 6. The rents and profits of the mortgaged property are also hereby mortgaged~ and if procceding$
