2. The ~+fortgaaee may. at his option, and without waiving his right to accelerate the indebtedness hereby
secured and to foteclose the same, pay either befote ot after delinquency any or all of those certain obligations
required by the tecros hereof to be paid by the Mortgagor for the ptotectioe of the mottga6e secarity ot for the col-
lection of the indebtedness hereby secured. All sums so advanced or paid by the Mortgasee shall be chatged into
the mortgage account and become an inte`ral patt thereof. subject in all respects to the terms~ conditions, and
covenants of the a[oresaid promissoty note. and this mortgsge, as fully and to the same extent as thou6h a part
of the ariginal indebtedness evidenced by said note and secured by this mottgage. excepting however. that said
' sums shall be repaid the Mortgagee forthwith upon its demand and be in addition to the ce6ulat monthly install-
ments provided by the mortgage note.
3. That the abstract or absUacts o[ title covering the mortgaaed property shall at all times. during the life
of this mortgage, remain in possession of the Mottgagee and in event of the foreclosure of this mortgage or other
transfer of title to the mortgaged propetty in extin6uishment of the indebtedness secured hereby, all tight. title
and: interest of the ~lottgagor in and to any such absuacts of title shall pass to the pu'tchaser or grantee.
4. To the extent of the indebtedness of the Mortgagor to the Mo[tgagee described herein or secured hereby,
the ~lortgagee is hereby subtogated to the lien ot liens and to the riahts of the owners and holders thereof of each
and every mortgage, lien or other incumbrance on the land described herein which is paid and!or satis[ied, in
whole or in part, out of the proceeds of the loan described herein ot secured hereby, and the respective liens oi
said mortgages, liens or other incumbrances, shall be and the same and each of them hereby is preserved and shall
pass to a~d be held by the Mortgagee herein as security for the iadebtedness to the Mortgagee herein desctibed
or hereby secured. to the same extent that it would have been preserved and would have been passed to and been
held by the !1lortgagee had it been duly ~and regularly assigned, transfened, set over, and delivered u~to the Mort-
gagee by separate deed of assignment. notwithstanding the fact that the same may be satisfied and cancelled of
record, it being the intention of the parties hereto ihat the same will be satisfied and cancelled of record by the
holders thereo[.at or about the time of the recording of this mort~age.
~ S. In the event tho ownership of the mortgaged premises, ot any part thereof, becomes vested in a person
other than the 111ortgagor, the ~lortgagee may, without notice to the Mortgasor, deal with such successor or suc-
cessors in interest with reference to this deed and the debt hereby secured, in the same manner as with the A1ort-
gagor w~thout in any way vitiating or discharging the Mortgagor's liability hereunder or upon -the debt hereby
secured. No sale of the premises hereby mortgaged and no fotbearance on the part of the Mortgagee, and no ex-
tension of the time fur the payment of the debt hereby secured given by the Mortgagee shall operate to release.
discharge. modify, change or affect the original liability of the Mortgagor hetein either in whole or in part.
6. The lien of this deed secures and shaU co~tinue to secwe payment of said indebtedness or indebted-
ness. however evidenced, vnc~ther by said promissory note or any renewal or extension thereof or substiwte there-
i for. or otherwise, until all such indebtedness shall have been fully paid.
~ 7. /n the event the mortgago~s sell, convey or rransjer the n~ortgaged preinises during the liJe oj this mort-
gage, then rhis ~mortgage shall, at the option oj the Afortgagee herein, 6econce inunediately due and paya6le ror the
Jull su~n oJ the principa[ balance and interest then due.
8. The tem~s "Mortgagor" and "Mortgagee" whenever used in this instrument shall include the heirs,
personal representatives, successors and assigns of the respective pacties hereto. Wherever used the singular
number shall include the plural and the plural the singular. and the use of any gender shall include alt genders.
