HomeMy WebLinkAbout1406 ' . t ~ ADDENWM NO. 1 TO LEASE - The Lessee will furnish, at the Lessee's expense, janitor service and ~ supplies including lamp replacement, electricity, water, ice making equipment, ~ and maintenance of water cooling equipment, hea~ing and air oonditioning 1 equipment. ~ Liqhting fixtures shall be installed~by the Lessor to furnish a minimwn of . 75 foot candles at desk top level in all office areas. Heating shall be of adequate capacity and design to maintain a uniform 75°F. te~erature without drafts in w~orking areas. Air c~nditioning shall be adequate in capacity and design to maintain.75°F. and 50$ relative htuaidity without noise or drafts with an outside temperature of 95° F. The Lessor stiall install, at the Lessor's expense, the air o~nditioning, heating and hot water equipment. ~ The Lessor shall maintain, at the Lessor's expense, the parking area paving, fencing, catch basins, and all building repairs except interior painting. Lessor will provide, at the Lessor's expense, water ooolers, fire extinguishers, venetian blincls or approved equivalent, toilet paper holders, paper towel holders and washroom mirrors . in the event of an Ad Valorem tax increase in any calendar year during the life of the lease after the first full calendar year of occupancy, the Lessee aqrees to rei~burse the L~ss~r f~r 50$ of the difference re!-~!pPn thP ?SCPRRPf~ ta}(P__S during the first full calendar year of occ~ancy and the increased taxes. The ~ reitabursement will be made within 30 days of presentation to the Lessee of the ' increased County Tax Oollector's paid receipts, taking advantage of the highest rate disaount.
