Should a substantial part or the whole of the premises be so destroyed or rendered untenantable, I~ssee may at its ~
option quit and surrender possession of said premises hereby leased, or may, if it shall so desire, upon the oompletion
of the repairs or r~storation of said building, re-oocupy the premises upon the terms and oonditions herein get forth. ~

10, In no event shall I.essee be liable for destruction or injury by fire to said preini~es. including the building in
its entirety, its fixtures, appurtenances.or contents, or any part then~of, which occurs during the term~of this LeaBe
or uny extension thereof, unless the same results directly fr~n willtul acts or wi11fW misoonduct on the part of the -
I.es~ee, its servants or agents acting in ihe line and scope of employment; and in oonsideration of the oovenants and
conditions oontained herein, I.essor for itselt, its tenants, successors, subrogees and assigns, does hereby release and
relieve of liability the Lessee for destruction and injury by fire of the premises, including the building in its entirety,
its fixtures, appurtenances or oontents. or any part thereof, arising out of its oocupancy or use of the premises under
the terms of this Lease Agreement, including careless or negligent acts or omissions of the Lea9ee. its servanta, em-
ployees, or agents, exaept where said destruction or injury is caused by the willful acts of the I.essee. its servants or
agents acting in the line and scape of employment; and the I.essor dces hereby aRree to indemnify and save harmless
the Lessee from all loss, injury, or liability on acoount of any sums of money which I.essee may be required to pay ~
on account of a-~y liability or damage by reason of destruction.or injury by fire of said premises, building, fiutures,
appurtenances or contents which occurs during the term of this Lease or any eatension thereof.
11. This Lease ahall bind and inure to the benefit of t~e heirs, legal representatives, suooessors or assigns of the
parties hereto.
12. Lessor agenes that Lessee may sublet said premises or assign the same or any portion of its right under this
I.ease.
13. Lessec shall have the right to renew this I.ease, upon the same terms and conditions, for a further period of
Five (5) years from the date of the expiration of the primary term hereof, by giving wtitten
notice of its intention so to renew not less than Sixty ( 60) days before the eapiration of said primary term. #
I,essee shall have the right to renew this Lease upon the satne terms and oonditiona, for a further period of ~
Five (5) years from the date of the expiration of the first option term hereof, by giving written
notioe of its intention so to renew not less than Sixty (60) days before the eapiration of Said fust
