THIS DECLARATION, made this 23rd day of Ma 1973
by ATLANTIC-CONDOMINIUMS, ZNCORPORATED, a Flori a corporation,
hereinafter called the "Developer", for itself, its successors
and assigns. ~

WHEREIN the Developer makes the following declarations:
1. PURPOSE.
The purpose of this Declaration is to submit certain land ~
described in this instrument and the improvements upon such land
to the condominium form of ownership and use in the manner pro-
vided by Chapter 711, Florida Statutes, 1971, hereinafter called
the Condominium Act.
2. NAME AND ADDRESS.
The name by which this condominium is to be identified is
ISLAND HOUSE CONDOMINIUI?iS, PHASE , and its address is City
of Fort Pierce, County of St. Lucie, State of Florida.
3. THE LAND.
The land owned by the Developer, which it hereby sub~aits
to the condominium form of ownership, is located in St. Lucie
County, Florida. A description thereof is attached hereto as
Exhibit A, and by this reference incorporated herein.
4. DEFINITIONS.
The terms used in this Declaration and in its Exhibits,
and in all amendments thereto, will have the meanings stated in
the Condominium Act and as follows, unless the context otherwise
requires:
4.1 - Apartment means unit as defined by the Condominium Act. a
' 4.2 - Apartment Owner means unit owner, as defined by the
~ Condominium Act.

4.3 - Assessment means a share of the funds required for the
, payment of the common expenses which, from time to time, is assessed
~ against each apartment owner. ~
4.4 - Association means ISLAND HOUSE OWNERS ASSOCIATION, INC.,
a Florida corporation not for profit, its successors and assigns,
which is responsible for the operation of the condominium.
4.5 - Common Elements means the portian of the condominiwn
property not included in the apartments and shall include tangible
personal property required for the maintenance and operation of the
condominium.

~ 4.6 - Common Expenses include:

~ a. Expenses of adn~inistration; expenses of main- `

tenance, operation, repair or replacement of the common elelaents, `
~ and of the portions of the apartments to be maintained by the ~
~ Association. ~

b. Expenses declared co~.on expenses by provisions
~ of this Declaration or the Bylaws of the Association.
