gagor, for itself, its successors, the heirs and legal represen- ~
tatives, successors and assiqns of its joint adventurers, may ~

develop the above-described-lands for residential or commercial ~
purposes, and remove all or portions of said citrus groves thereon
in the course of such development, provided that the Mortgagee,
her heirs or assiqns, shaZl have first given her, his or their }

prior written consent thereto in each instance; and provided,
however, that any violation of either of these covenants shall
give the said Mortgagee, her heirs or assigns, the option to
declare a default on said mortqage and accelerate the principal t

balance due on the note hereby secured, together with any other f
rights in case oE default as otherwise provided in this instrument.
6. To perform, comply with and abide by each and every
the stipulations, agreements, conditions and covenants in said pro- ~

missory note and in this deed set forth. j

7. If any of said sums of money herein referred to be not j

promptly and fully paid within 30 days next after the same severally

become due and payable, or if each and every the stipuZations, agree- ;

ments, conditions and covenants of said promissory note and this ~

deed or either, are not fully performed, complied with and abided ~

by, the said aggregate sum mentioned in said promissory note shall
become due and payable forthwith or thereafter at the option of the ~
Mortgagee, her heirs or assigns, as fully and completely as if the
said aggregate sum of TWO HUNDRED NINETY-EIGHT THOUSAND TWO HUNDRED
($298,200.00) DOLLARS was originally stipulated to be paid on such day, f
