LEGAL DESCRIPTION OF PROPERTY ON WARRANTY DEED

Starting from a point 123' East of the center line of U. S.
Highway No. 1 on the South right of :vay boundary of Savar.nah
Road (also referred to as Water Plant Raad), thence go South
200' along the East right of way line of that certain right
of way owned by the City of Fort Pierce (which lies immediately
East of the right of way for U. S. Highway No. 1) for a point
of beginning; thence go South 169', more or less, (to the
existing parcel presently being operated as a gas station) to ~
establish the SW corner of the property; thence from the SW .
corner go East on a line which is paral2eZ to the South right
of way line of Savannah Road (and which is also along the North
boundary of said gas station property) for a distance of 200' ~
to establish the SE corner of the property; thence from the
SE corner go North on a line parallel to the East right of way i
- line of U. S. Highway No. 1 for a distance of the aforesaid ~
169', more or less, to establish the NE corner; thence go
West parallel with Savannah Road 200' to the point of beginning. -
This pzoperty is Iocated in the City of Fort Pierce, County of
St. Lucie, State of Florida, in Section 22, Township 35 South,
Range 40 East.
together with the tenements and appurtenances thereunto bel-
onging. TO HAVE AND TO HOLD the same unto said party of the '
second part, and to the proper use, benefit and behoof forever
of said party of the second part.
SUBJECT TO: All existing encumbrances, easerrients, conditions,
restrictions and limitations oE record; all applicable zoning
ordinances and unpaid taxes. ~
Grantor hereby assigns to grantee all easement rights it may
have over property lying between the tract herein being con-
~ veyed and U. S. Highway No. 1., by virtue of easement from the '
~ City of Fort Pierce, recorded in O. R. Book 85, at page 576-
l 577, of the Public Records of St. Lucie County, Florida.
