within a reasonable time, offered to repay said sum to the Mortgaqees ~

5. That the evidence has shown that the mortgage security ~

security has been enhanced durinq the life of the mortgage lien;
6. That, under the circumstances, it is the view of the
Court that it would be unjust, unconscionable and inequitable to
order a foreclosure of the mortgage sought to be foreclosed because
of the conditions as they existed on t.he date of filing of the ;
