together with each installment of principal and interest then due, de-
pc~sit with Mortgagee an amount equal to one-twelf~h (1/12th) of the
taxes, assessments and insurance premiums next due on the subject prop- ,
erty in,an amount sufficient as estimated by Mortgagee~ to accumulate
~he sum required to pay such taxes, assessments and insurance premiums
when due, such deposits to be held by Mortgagee in trust without the
