Mortgagor fully warrants the title to said land and will defend the same against the lawful claims of all.r~~.,.~.
persons rrhowsoever. and agrees:
1. To wake all pay~eents required by that note and this mortgage promptly vihen due.
2. To pay all taxes, assessments, liens and encumbrances on that property prpaptty ?rhen due.
If they are not promptly paid the F4ortgagee may pay them rrithout ~raiving the option to foreclose~ and such
payments, ~ith interest thereon from the date of payoent at the same rate as specified in that note, shall
also be secured by this mortgaqe.
~ 3. To coamit, permit, or suffer no waste, i~airment or deterioration of the wortgaged property.

! 4. To pay all expenses reasonably incur~ed by the tlortgagee because of failure of the iiortgagor to

in that note, shall also be secured by this mortgage. .
5. If any payment provided for in that nate is not paid aithin 30 days after it becanes due, or if
any agreecKnt in this.rartgage other than the agreeu~ent to make the pay~e~ts is breached, the entire unpaid
principal 6alance of that note shall ir.~~diately become due at the option of the Hortgaqee and ~tortgagee r„ay
foreclose this Aortgage in tne manner provided by laN, and have tF?e aortgaged property sold to satisfy or
apply on the indebtedness hereby secured.
6. The rents and profits of the rr.ortgaged property are also hereby raortgaged and if proceedings to
- foretlose this rYortgage shall be instituted, the court having jurisdiction thereof should appoint a receiver
of the mortgased proYerty and apply those rents and profits to the indebtedness hereby secured, regardlzss
of the solvency of the t'Artgagor or the adequacy of the security.
