~nstance shall include the Mortgagor's heirs, executors, successors, legal representatives, and assigns, including all sub-
sequent grantees, either voluntarily by act of the parlies, or involuntarily by operation of law and shall denote ihe
s~ngular and/or plural, and the masculi~e and,'o~ feminine and the natural and/or artificial persons, whenever and
wherever the context so requi~es nr admits, as parties of the first part, and COAAMUNITY FEOERAL SAVINGS AND LOAN
ASSOCIATION OF RIVtERA BEACH, a corporation existing under the laws of the United States of America, hereinafter
ca!!ed the Mortgagee, which term as used in every instance shall include the Mortgagee's successors, legal representa-
tives, and assig~s, as party of the second part.
WITNESSETH, That for divers good and valuable considerations, and also im m~sideration of the aggregate
sum of money named in the promissory note of even date herewith, hereinafter described, the Mortgagor does grant,
bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following desc~ibed
real estate, of which the Mortgagor is now seized and possessed, and in actual possession, situate in the County of
St. LuCie . State of Ftorida, to-wit: .
The parcel of land lying in Lots 5 and 6, Block 33, ~
RIVER PARK, UNIT 4, as per Plat thereof recorded in
Plat Book 11, page 9, of the Public~Records of St.
Lucie County, Florida, more particularly described
as follows:
Commencing at the most Northerly corner of Lot 2 of
said Block 33, thence run Southwesterly 300 feet
along the Northwesterly boundary of said Block 33,
being along the arc of a circular curve to the left =
having a radius of 2726.59 feet thru a central angle
of 46°18'15" to the Point of Beginning of the parcel
of land hereinafter_described, thence continue along
the arc of said curve 100 feet thru a central angle ' ;
ot 42°06'09", thence South 46°28`40" East along a
line radial to said curve, 140 feet, thence North-
easterly 94.86 feet along the Southeasterly boundary
of said Lots 5 and 6, being along *he arc of a circu-
lar curve to the right having a radius of 2586.59 s
feet through a central angle of 02°06'09", thence
North 44°-2'39" West along a line radial to said
curv.e 140 feet to the Point of Beginning. _

TOCETHER with all structures and improvements ~ow and hereafter on said land and the fixtures attached
thereto and all rents, issues, proceeds, and profits accruing and to accrue from said premises all of which are included
within the foregoing description and the habendum hereof. Atso ali gas, steam, elect~ic, water and other heating,
cooking, refrigerating, lighting, plumbing, ver~tilating, irrigating, a~d povyer systems, machines, appliances, fixtures
and appurtenances, which now or may hereaher pertain to or be used with, in or on said premises, even though ihey
may be detached or detachable.
IT IS ~.~1UTUAlIY COVENANTED AND AGREED by and between the parties hereto that upon ?equest of the Mort-
gagor, the Mortgagee may hereafter, at ~ts option, at anyt~me within twenty (20) yeors from the date hereof and be-
fore fufl payment of th~s mortgage and notes sewred hereby, rnake fu?the~ advances to the Mortgagor and any such
