naw or hereafter so to be, or which Mortgagor may be or may here-
after_become bound to convey or assign to Mortgagee, or for cerrying
out the intention or faciliteting the performance of the terms of
this Mortgage, or for filing, registering or recording this Mortgage
and, on demand, will execute aud deliver, and hereby authorizes
Mortgagee to execute in the name of Mortgagor to the exten~ it may
lawfully do so, one or more financing statementa, chattel mortgages
or canparable aecurity instruraents, to evidence more effectively the
lien hereof upon the personal property.
Section 1.03. (a} Mortgagor forthwith upon the execu-
tion and delivery of this Mortgage, and thereafter frcym time to
time, will cause this Mortgage, the Building and Construction Loan
Agreement and any security instrunent creating a lien Qr evidencinQ
the lien hereof upon the persouial property and each instrument of
further aseurance to be filed, registered or recorded iri auch
manner and in such places as may be required by any preaent or
future law in order to publiah notice of and fully to protect the
lien hereof upon, and the interest of Mortgagee in, the mortgaged
property.
(b) Mortgagor will pay all fili~g, registration or
=ecording fees, and all expenses incident to the execution and
aclrna~ledg~ment of this Mortgage, any mortgage supplemental hereto,
any security instrument ~ith reapec[ to the personal property, and
any inatrument of further aasurance, and all federal, state, county
and municipal stamp tautes and other taxes, duties, imposts, asaess-
ments and charges arising out of or in connection wtth the execution
and delivery of the Note secured hereby, this Mortggge, any mortgage
supplemental hereto, any security instr~anent with respect to the
personal property, or any instrument of further assurance.
Section 1.04. Mortgagor will punctually pay the princi--
pa2 end intereat and all other sums to become due in respect of
the Note secured hereby at the time and place and in the manner
specified in the said Note, according to the true intent ar.d mean-
ing hereof, all in any coin or currency of the United States of
America vttich at the time of auch payment shall be legal tender for
the payment of public and private debts. „
Section 1.0S. Mortgagor, if a corporation, will, so long
as it is owner of the mortgaged prnperty, do all things necessary
to preserve and keep in full force and effect its existence, fran-
chi$es, rights and privileges as a business or stock corporation
under the laWS of the state of ite incorporation and will comply
vith all regulations, rules, ordinances, statutes, orders and ~
decreas of any governmental authoritq or court applicsti~n t4
Mortgagor or to the mortgaged property or any part thereof.
Section 1.06. All right, title and interest of Mortgagor ~
in and to all eatenaions, improvements, betterments, renewals, sub-
stitutes and replace.ments of, and all additions and appurtenances to,
the mortgaged property, hereafter acquired by, or reZeased to,
