FOi~T Lr~UU::.i~J~;~~, ~ ~;,j:;~,~ a33G8 WARRANTY DEED THIS WARRANTY DEED made this 6r'~~ day of June, 1973, by JAMES LaPORTE and ELIZABETH LaPORTE, husban~-wife; C(?R~'VELIUS CALANDRIELLO and JOAN CALANDRIELLO, husband and wife; and BERT WEBER and FI,ORENCE WEBER, hus- band and wife, herein collectively called Grantors, to MELVIN F. SEMBLER, an undivided 35$ interest; FRED A. BESHARA, an undivided 35$ interest; ALBERT L. DANGLER, an undivided 20$ interest; and NICHOLAS MANOS, an undivided 10$ interest, herein called Grantees. (Wherever used herein the terms "Grantors" and "Grantees" include all the parties to this in- strument and their heirs, legal representatives and assigns of individuals.) WITNESSETH: That the Grantors, for and in consideration of the sum of $10.00 and other valuable considerations, receipt of which is hereby ack- nowledged, hereby grant, bargain, sell, alien, remise, release, convey and confirm unto the Grantees all that certain land (granted lands) situate in Fort Pierce, St. Lucie County, Florida, viz: Begin at the Southeast corner of the Northeast 1/4 of the Northwest 1/4 Section 22, Township 36 South, Range 40 East (according to the plat of River Park, Unit 1, as recorded in Plat Book 10, page 69, St. Lucie County, Florida), run North 89°49' West on the South line of said Northeast 1/4, 589.64 feet; thence run North 00°07' East parallel with the East line of said Northeast 1/4, 800 feet; thence run South 89°49' East parallel with the South Iine of said Northeast 1/4 a firm 550 feet to the West line of a 120-foot right of way for U.S. No. 1; thence run Southerly along the arc of a curve concave to the East and having a radius of 1952.08 feet to a point _ where curve intersects the East line of said Northeast 1/4; thence run South 00°07' West 493.69 feet to the point of beginning. Grantors also grant to Grantees a twenty-five (25) foot non-exclusive right and easement appurtenant over the following described-lands for the purpose of excavation, construction, laying, maintaining, repairing and/or operat- ing storm drainage facilities from the granted lands to the existing drain- age canal to the west of said granted lands: A 25 foot strip of land commencing in the southeast corner of the granted lands and extending westerly along the southern boundary of Grantors' adjoining lands to said existing drainage canal, a distance of approximately 180 feet. ~ Grantees shal-1 immediately repair any damage occurring to the Grantors' : said lands and any improvements thereon resulting directly or indirectly ~ from Grantees' use of said lands. ~ i ~ Grantors hereby reserve a non-exclusive right and easement over a 30 foot ; strip of land along the southern boundary of the granted lands for the ; purpose of ingress and egress to Grantors' adjoining lands west of the granted lands and Grantors cavenant as follows in reference thereto: C ~ 1. Grantees shall have the right to use the said 30 foot strip and ' the sole right to improve same in any manner whatsoever; 3 I 3 2. Grantees may grant other easements or rights-of-way over the said 30 foot strip to other grantees; ~ ~ 3. Grantors shall not make or permit any improvements whatsoever ~ upon the said 30 foot strip. i v.
