sequent grantees, either voluntarily by act of the parties, o~ i~voluntarily by operation of law and shall denote the
s~ngular and/or plural, and the masculine and ~or feminine and the naturai and/or artificial persons, whenever and
wherever the context so requires or admits, as parties of the first part. and COMMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, hereinafter
called the Mo:tgagee, which te~m as used in every instance shall include the Mortgagee's successors, legal representa-
tives, and assigns, as party of the second pa~t.
WITNESSETH, that for divers good and valuable considerations, and atso in consideration of the agg~egate
sum of money ~amed in the promissory note of even date herewith, hereinafter described, the Mongagor does grant,
bargain, seli, alien, remise, release, convey, and tonfirm unto the Mortgagee, in fee simple, the following destribed
rea! estate, of which the Mortgagor is now seized and possessed, and in actual possession, situate in the County of
St. LuCie , State of Florida, tawit:
The North 100 feet, lying East of the Florida East Coast Railway,
of the following~described parcels of land:
PARCEL I: Part of the SE 1/4 of Section 19, Township 36. South, Range
41 East, more particularly described as £ollows:
Begin at the Southwest corner of the SE 1/4~of~said Section 19; thence
run North 651 feet to the point of beginning; thence run North 200 feet;
thence run East parallel to the North line of the SE 1/4 of said ~ection
19 to the East line of said Section 19; thence run South 200 feet; thence
run West to the point of Beginning.
PARCEL II: And part of the SW 1/4 of Section 20, Township 36 South,
Range 41 East, more particularly described as follows: ~
Begin at the Southwest corner of said Section 20; thence run North 651
feet to the point of beginning; thence run North on the line dividing
Sections 19 and 20 8f said Township and Range, 200 feet; thence run due
Eas~ to the waters edge of the Indian-River; thence run Southeasterly
along the waters edge of the Indian River to a point which is due East
of the point of beginning; thence run West, 300 feet, more or less, to
the point of beginning. -

TOGETHER with all strudures and improvements now and hereafter o~ said land and the fixtu?es attached
~ thereto and ali rents, issues, proceeds, and profits accrui~g and to accrue from said premises aN of which are included
within the foregoing description and the habendum hereof. Also all gas, steam, elertric, water and other heating,
cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fixtures
and appurtenances, which now or may hereafter pertain to or be used with, in or on said premises, even though they
may be detached or detachable. ~
IT IS P.~IUTUALIY COVENANTED AND AGREED by a~d berween the parries hereto rha~ upon requesr of the Morr-
gagor, ihe Morrgagee may hereaFter, at ~ts option, at anyt~+r,e within twenty (20) years from the date he~eof and be-
fore full payrnent of tt~~s mortgage a~d notes secured F~ereby, make further advances to the Mortgagor and any such
further advances, with ~nterest, shall be secured by this mortgage and sha~l be evidenced by an add~tional note then
~npa~d, and the total amount of ~ndebtedness that may be secured by this mortgage may detrease or ~ncrease from time
re time, but the total unpaid ba~ance so secured at any o~~e nme shall not exceed the maximum prinupal sum of
