I ' i i i TOGETHER with all structures and improvements now and hereafter on said land and the fixtures attached thereto and aH renis, issues, proceeds, and profits accruing and to accrue from said premises all of which are included within the foregoing description and the habendum hereof. Also all gas, sfeam, eiectric, water and other heating, cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fixtures and appurtenances, which now or may hereafier pertain to or be used with, in or on said premises, even though they may be detached or detachable. IT IS I'AUTUAIIY COVENANTED AND AGREED by and between the parties hereto that upon request of the Morr- yagor, the Mortgagee may hereafter, at its option, at anytime within twenty (20) years from ~he date hereof and be- fore full payment of th~s mortgage and notes secured hereby, make furthe~ advances to the Mortgagor and any such further advances, with interest, shall be secured by th~s mortgage and shall be evidenced by an additional note then .,npa~d, and the total amount of indebtedness that may be secured by this mortgage may decrease or increase from time ' ro t~me, but the total unpaid balance so secured at any one time shall not exceecf the maximum pr~ncipal sum of ~ a__39~OQQ,~QQ together with interest thereon and any and atl disbursements made by the Mortgagee for the payment of taxes, levies, or insurance on the property covered by the iien of this mortgage with interest on such disburse- ments at the rate specified in the note referred to in this mortgage, and for reasonable attorney's fees and court costs incurred in ihe collection of any or all of such sums of money.
