iN ADOiTtON TO 7HE COVENANTS HERElNAFTER SET OUT THE MORTGAGEE AND MORTGAGORS f
COVENAN7 AND AGREE THA7: ~
(1) The MORTGAGOR herein shall make within 7 days of the due date, the payments called ~
for in the 1St mortgage now encumbermg this property, to the MORTGAGEE herein at ~
it S offite or some other place as designated by the MORTGAGEE herein.
' {2? The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and ~
windstorm insura~ce, all ad valorem city and/or county taxes, any special improvement assessments and any I
other special governmantal assessments or charges. !
i (3) If the MORTGAGOR herein do not make the pay-ments on the lst mohgage , the fire and
windstorm insurance premiums and governmental taxes or special assessments as they come due, as well as
the payments cal(ed for in this mortgage deed, then the MCIRTGAGEE herein can at j.tS
option make these payments, adding said payments made to the balance due hereunder. If any one or all of ~
the aroresaid payments remain unpaid for a period of 7 days or more, then the MOR7GAGEE can at it S
option, witho~t further notice declare the balance due under this mortgage due and payable in full at once
and forth•Nith place the matter in the hands of an attorney for collection or enforeement. In this event all
costs i~curred will be chargeable to the bafance due under this mortgage•
(4) The fV~ORTGAGOR herein shall not further encumber this property except by obtaining WRtTTEN per-
mission of the MORTGAGEE herein and any attempt to do so withoui ihis written permission will be null
and void.
(5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
now encumbering this property at any time deemed desirable by tfie MORTGAGEE herein. The pro-
ceeds of she said refinancing sha{I be applied against the unpaid balance due hereunder.
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
the existence of this mortgage and tfie amount still due thereon on a estoppet form provided for this pur- ;
pose by the MORTGAGEE . ~
t~ Faiture on the pa~t of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulations, conditions and covenants as set forfh above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once ~
without notice. Failure of the MORTGAGEE herein to exercise this option at any time shall not constitute a i
waiver of the right to exercise this option at some later time. '
(8) The MORTGAGOR further agree that this mortgage constitutes the entire contract between the par-
ties hereto, that they have read the provisions of this mortgage and the note it secures and thai they are aware ~
of their right to have their own attorney examine said mostgage together with the said note it secures and
advise them as to it. ~ ~ R
