IN ADDITtON TO THE COVENAN7S HEREINAFTER SET OUT THE MQRTGAGEE AND MORTCAGORS
COVENA(VT AtiD AGREE THAT:
(1) Ti~e MORTGAGOR herei~ shall make within 7 days of the due date, the payments called
for in tt?e lg~ mortgage n~ow encumbering this property, to the MORTGAGEE herein at ~
1t S office or some other place as designated by the MORTGAGEE herein.
' (2) The MORTGAGOR herei~ shall pay within 30 days of the due date all pertinent charges for fire and ~
winc~storm insurance, all ad volorem city and/or county taxes, any special improvement assessments and any
oth~r special governmental assessments or charges.
(3) If ihe MORTGAGOR herein do not make the pay-ments on the lgt mortgage , the fire and ~i
windstorm insurance premiums and governmental taxes or special assessments as they oome due, as well as I
the paymsnts called for in this mo~tgage deed, tfien ihe AAORtGAGEE 1'}~rein can at itS ,
opt;on make these payments, adding said payments made to tt~e balance due hereunder. If any one or all of
tf:~ aforesaid paymenss remain unpaid tor a pe?iod of 7 days or more, then the MORTGAGEE can at itS
optian, witt~out further rwtice declare the balance due under this mo~tgage due and payable in full at once
a~d forthwith place the matter in the hands of an attor~ey for collection or enforcement. In this event all
costs inc~~rred will be chargeable to the balance due under this mortgage-
(4) The ~~40RTGAGOR herein shall not further encumber this prope~ty except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do so witho~t this writte~ permission will be null
and void.
(5) The MORTGAGOR herein wiN at the request of the MORTGAGEE herein, refinance the first mortgage
` now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
ceeds of the said refinancing shall be applied against the unpaid balance due hereunder.
(6) The h10RTGAGOR- herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
the existence of this mortgage and the amount still due fhereon on a estoppel form provided for this pur- ;
pose by the MORTGAGEE .
c7) Faiture on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulaiions, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payabte at once ~
` without notice. Failu~e of the MORTGAGEE herein b exercise this option at any time shall not conslitufe a ~
! waiver of the righ~ to exercise this option at some later time.
(8) The MORtGAGOR further agree t~at this mortgage constitutes the entire contract between the par-
; ( ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware
of their right to have their o~vn atto~ney examine said mortgage together with the said note it secures and
advise them as to it.
