That ~ in order more fully to pr~tect the security of this mort- ` gage. the mortgagor, together with. and in addition to, the monthly payments under the terms of the note secured hereby~ on the first day of each month until the said note is fully paid, and in addition to the provisions hereinbefore made, will pay to the mortgagee the following sums: i (a) A sum equal to the prerxiiums that will next become due ~and pay- able on policies of fire and other hazard insurance covering the mortgaged property, plus taxes and assessments next due on the niortgaged property (all : is estimated by the mortgagee) less all sums already paid therefar divided by i the number of months to elapse before one month prior to the date when such premiums, taxes and assessments will become due. t t (b) All payments mentioned in the preceding subsection of this para- ~ graph and all payments to be made under the note secured hereby shall ue ~ added ~ogether and the aggregate amount thereof shall be paid ~y the mortgagor each month in a single payment due upun the first of each and every month he re inafter . Any deficiency in the amount of such aggregate monthly payment shall~ unless - made good by the mortgagor within thirty (3Q) days next after the same becomes due and payable, constitute an event of default under this mortgage. 13. If . howeve r, the monthly paymenis made by the mortgagor under (a) of paragraph 12 preceding sha12 not be sufficient to pay taxes and assess- ments and insurance premiums, as the case may be, when the same shall become due and payable , then the mortgagor shall pay to the mortgagee any amount necessary to make up the deficiency, on or before the date when payment of such taxes, assessments or insurance premiums shall be due.
