S 4- F,~, . c+~ ~°L~~ ~ ~ IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS COVENANT AND AGREE THAT: (1) The MORTGAGOR herein shall make within 7 days of tfie due date, tfie payments called ~ for in the 1St mort9age now encumbering this property, to the MORTGAGEE herein at its o~~~e or some other place as designated by the MORTGAGEE herein. ; (2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges far fire and ~ windstorm insurance, atl ad vQlorem city and/or oounty taxes, any special improvem~nt assessments and any E other special governmenta! assessments or charges. € ! If any one or all of ; she aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at 3ts ' option, without further notice declare the balance due under this mortgage due and payable in~ full at onoe and forthwith place the matfer in the hands of an attorney for coNection or enforcement. In this event atl ; costs incurred will be chargeable to the balance due under this mortgage. ~ (4) The MORTGAGOR herein shaU not further encumber this property except by obtaining WRITTEN per- m:ssion of the MORTGAGEE herein and any attempt to do so without this written permissian will be null and void. } (5) The M.ORTGAGOR herein will at the request of the MORTGAGEE herein, ~efinance the first mortgage now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro- ceeds of the said refinancing shall be applied against the unpaid balance due hereunder. _ (b) The MORTGAGOR herein will be at ihe request of the MORTGAGEE herein acknowledge, in writing, the existenre of this mortgage and the amount atill due thereon on a estoppel form provided for this pur- pose by the MORTGAGEE . ' c~ Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, ; stipulations, conditions and covenants as set fonh above in sections i, 2, 3, 4, 5, 6, empowers the MORT GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once - without notice. Failure of the MORTGAGEE herein to exercise this option at any time shall not wnstitute a ~ waiver of the right to exercise this option at some later time. ° (8) The MORTGAGOR further agree t~at this mortgage constitutes the entire contract between the par- ties hereto, that they have read the provisions of this mortgage and the note it secures end tt~at they sre aware ` of their right to have ~heir own attorney examine said mortgage together with the said note it secures and ~ advise them as to it.
