That as further security for the payment of said indebtedness and
the performance of all the terms, covenants and conditions hereof,
the Mortgagors do hereby mortgage to the Mortgagee all citrus and
other agricultural crops now growing and hereafter grown on said
premises, hereby giving and granting unto the Mortgagee a first
and prior lien thereon. This means that if the payments under the
terms of this mortgage are in default, the Mortgagee may foreclose
on the fruit as well as the.realty and improvements.

~ The Mortgagors agree to give all of the citrus fruit trees on the
i premises all the cultivation and care necessary (said care to includ
~ the replacement of any and all missing trees from time to time) for
; the production of good, merchantable crops of fruit during the
a entire term of the mortgage. If the parties cannot agree as to
what constitutes good and necessary care, that fact shall be
determined, continuously, by the County Agent of St. Lucie County,
Florida, or by such other person selected by arbitration in the
~ usual manner.

~ The Mortgagors hereby appoint the hiortgagee Agent to collect any
~ funds to which they may be entitled from the State of Florida,
~ the United States of America, or any instrumentality thereof, under
~ any present or future 1aw, as reimbursement insurance or compensatio
~ under any benefit program or for any loss suffered to the fruit
crops grown or to be grown on the herein described property as a
~ result of any Federal or State quarantine regulation, insurance or
~ benefit program, now or hereafter put into effect, or any condemnati n
~ or pnrchase under threat of condemnation. The funds so collected
~ by the Mortgagee shall first be applied upon the unpaid balarice -
: then owing upon the indebtedness hereby secured. Any excess is to
? be paid by the Mortgagee to the Mortgagors. It is understood
~ that the agency hereby created is one coupled with an interest and ~
~ is irrevocable by the Mortgagor until all the indebtedness secured ~
hereby has been fully paid. This shall operate as an order upon~ ~
~ the proper officer disbursing the funds to pay them to the ;
