~6. The Lessee shal l pay its pro-rata .share of any Rea1 Estate Tax i:~crease
on the demised premises, 1972 being the base year. '
I7. The Lessee covenants and agrees to replace the plate glass broken on the
demised premises during the term of this lease excepting plate glass brealcage
which is covered under fire insurance and/or extended coverages carried by the ~
Lessor.
18. The Lessor covenants and agrees to afford Lessee means of ingress and
egress at all timQS for rear delivery to the premises by trailer truck.

, 19. As additional rent the Lessee agrees to pay the Lessor, at the end of each
twelve (22) manth period of tir~e during the term o~ this lease, beginning wi ~h ti;e
' first rental paymen~ hereof, a sum of money equal to that portion of money by which
~ 3~ of the gross sales exceeds ~6,OOQ.00 for each twelve (12) month period. l~ot-
! withstanding anything to the contrary, the minimum rental paid under this indenture
