1. To make al! payments required by that note and this mortgage pmmptly when due. ~

thzy are not promptly paid~ the Diortgagee may pay them ~vithout waiving the option to foreclose, an3 such
pa~ r.ients, tivith intere~t thereon from the date of payment at the same rate as specified in that note, shall

3. To commit, permit. or suffer no n•aste, impairment or deterioration of the mortgaged_ property.
4. To pay all expenses reasonably incurred by the hiortgagee because of failure of the ~Iortgagor
to co::lply with the agreements in that note or this mortg~ge, including reasonable attorneys' fees. The cost
~ therenf, with interest thereon from the day of payment at the same rate as specified in that note, shall also ~
~ b~ se~ured by this mortgage.
~ 5. If any payment provided for in that note is not paid ~~ithin 30 days after it b~comes due, or if any ~
~ aareement in this mortgage other than the agreement to make the payments is breached, the entire unpaid
principal balance of tha± note shall immediately become due at tne option of the biortgagee, and tl:e 3iort-
~agee may foreclose this mortgage in the manner provided by la~v, and hzve the mortgaged propert3 so'.d to
s^tisfy or apply on the indebtedness hereby secured.
6. The rents and profits of the mortgaged property are also hereby r.iortgaged. and if proc~dings
to foreclose this mortgage shall be instituted, the court having jurisdiction thereof may appoint a recei~•zr of -
the mortgaged property and apply those rents and profits to the indebtedness hereb3 securzd. rega:dless of
the solvency of the ~+Iortgagor or the adequacy of the security.
