(a) Mortgagee is authorised at aay time, without notice, in its sote dixretion to ertter upon and take poaxuion oi the
premisa or anr pare ehereof, to per(orui any acti Moctgagee deems necessary or proper to consene the security and to coUect
and receive all renq~ issud-and profits thereo[, includina those past due as wrt! a.~ tAoae accruing therea[ter. and
. (b) Mortgagee shall be entided, as a matter oE ~trict right and without rcgard to the value or occupancy ot the security,

by it on the indebtedness secured hereby ia such order u Mortgagee determina. The right to ente~ and take poasession of said

shall be cumutative to any other right ar ~emedy hereundu or aftorded by law, and may be exercised rnncurrently therewith
or indepeadently t}iereof. Mortgagee shaU be liable to account only tor such rents, iuues and protiq actually received by Mortgagee.
14. If the indebtedncss sccured hereby is now or hereafter further secured by chattel mortgaga. pledga, contracts o(
guaranty~ assignmcnu of leua. or other securitics, or if the premises hereby encumbercd consists o[ more than one parcel.
Mortgagee may at ib option exhaust any one or more of said securities and the security henunder. or such parccv of the ~ecurity
hereunder, either concurrentiy or independently, and in such ordtr as it may determine.
15. No dday by Mongagee in exercuing any ~ight or remedy herenader. or otberwise afforded by law, shall operace as a
waiver thereof or preclude the exercise thereof during the continuance of any default hereunder. No wai~er by Mortgagee of any .
default shall comtitute a waiver of or consent to subsequent detaults.
16. Without affecting the liability of any peno~( other thaa any penon released punuant heceto) for payment of any
indebtedness securcd hereby. and without aftecting the priority or extent of the lien hereof upon any pr~operty not specircally
released punuant hereto, Mortgagte tnay at any time and irom time to timc, without notice and without limitation as to any
legal right or privilege of Mortgageo:
(a) Relcase any penon liable for payment o[ any indebtedness secured hereby_
(b) E:tend the time or agree to alter the terms of payment of any of the indebtedness.
(c) Accept additiona) security ot any kind.
(d) Reicase any property seruring the indcbtedn~ss.
(e) Conxnt to the creation of any easement on or ovtr the premises or any covena~ts ratricting use or occupancy thereof_
17. Any agreement hereatter made by Mortgagor and Mortgagee pursuant to this mortgage shall be superior to the rights
of the holder of any intenrening lien or encumbrance.
l8. Mortgagor hereby waives all right of homatead exemptio~ in the property subject to this mortgage.
19. The covenants and agreements herein contained shall bind and the benefits and advantaga shall inute to the rapective
heirs, executors, administraton, successon and assigns of the parties hercto, Whereeer used, the singular number shatl ineiude
the plural, the plural th~ singular, and the use of any gender shall be applicaole to al) genders. Al! rnvenants, agreements and
undertakings shaU be joint aad several. In the event additional numbered covenants are for convenience inserted in this mortgage
Eolb~ving the legal description, such addidonal covenants shall be read and given effect as though following thu eovenant in
consecutive order.
20. Anq defiaency in the amount of such aggregate montWy payment shall, unlas made good by the 1lfortgagor prior to
the due date of the next suc6 payment, comtitute an evtnt of default under this mortgage. At Mortgagee's opiion, Mortgagot will
pay a"late charge" not exceeding four per centum (496) of any-installment when paid more than 6iteen (15) daps aEtet the
due date thereoE to covcr the exva acpense involved in handling delinquent paymenu, but such "late charge^ shall not be payable
out of the proceeds of any sale made to satisfy the indebtednas secured hereby, un~as suc6 proceeds are sufficient to discharge the
entire indebtednas.
