19. T'he covenants and agreements herein contained shall bind ar?d the benefits and advantages shaU inure to the rapective

consecutive order.
20. Any dcficiencq in the amouat of such aggregate montLly payment shall, unlas made good by the Mortgagor prior to
the due date of the next such payment, constitute an event of default under this mongage. At Mortgageds option, Mortgagor will
pay a"late chazge" not uceeding four per centum (4%) of any instaUment w6en paid more than fifteen (15) dars after the
due date therco( to cover the extra upense involv~d in handling dclinquent payments, but such "late charge" shall not be payable
out oi the~ proceeds of any sale made to satisEy the indebtednas secured hereby, unless such proceeds are sufficient to discharge the
entiro indebtedness_
