At Mortgagee's option, Mortgagor will pay a"Pate cl~arge" not exceeding fow per centum (4%) of any install- ment when paid more than fi(teen (15) days after the due date thereof to cover the extra expense involved in handling delinquent ~ay ments, but such "late charge" ahall not be payable out ot the proceeds of any sale made to satisfy the indebtedness secured hereby, unless such proceeds are euff'icient to d~scharge the entire indebtedness and all pmper costs snd expenses secured thereby. 3.
