Road which was qranted by Central and Southern
Florida Flood Coritrol District to Raymond L.
Hampton by the instrument which it executed on
February 5, 1962, and is recorded in Official Record
Book 29 at page 596, public records of St. Lucie
County.
SUBJECT, HOWEVER, to the easement for a gas trans-
. mission line which traverses the Northeasterly
portion of the said land, and the rights of Central
and Southern Florida Flood Control District, if any, .
to an easement upon the North 50 feet of the South
150 feet of said Section 33.
~ This is a purchase money mortgage.
TO HAVE AND TO HOLD the same, together with the tene-
ments, hereditaments and appurtenances thereto belonging,
and the rents, issues and profits thereof, unto the Mort-
gagee, his heirs and assigns, in fee simple.
AND the Mortgagor covenants with the Mortgagee that
the Mortgagor is indefeasibly seized of said land in fee '
simple; that the Mortgagor has good right and lawful auth-
ority to convey said land as aforesaid; that the Mortgagor
will make such further assurances to perfect the fee simple
title to said land in the Mortgagee as may reasonably be
required; that the Mortgagor hereby fully warrants the
tit2e to said land and will defend the same against the
; lawful claims of all persons whomsoever; and that said land

; is free and clear of all encuiabrances, except the lien of

PROVIDED ALWAYS, that if said Mortgaqor shall pay
nnto said Mortgagee the certain promissory note herein-
after substantially copied or identified, to-wit:
