COVENANT AND AGREE THAT: •(1) The MORTGAGOR herein shatl make within 7 days of the due date, the payments called for in fhe lst mortgage now encumbering this property, to the MORTGAGEE herein at it S office or some oTher place as designated by the MORTGAGEE herein. (2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and windstorm insurance, all ad volorem city and/or couMy taxes, any specia) improvement assessments and any otner special governmental auessments o~ charges. (3) If the MORTGAGOR herein do not make the pay-ments on the lst ~rt9age , the fire and windstorm insurance premiums and governmental taxes or special assessments as they come due, as wel) as I ' the payments called for in this mortgage deed, then the MORTGAGEE herein ca~ at its option make these payments, adding said payments rr~ade to the balance due h~reunder. !f any one or all of the ~foresaid paymenis remain unpaid for a period of 7 days or more, then the MORTGAGEE can at i~s option, without further notice declare the balance due under this mortgage due and payable in full at onoe and forthwith place the matter in the hands of an attorney for collection or enforcement. (b) The MORTGAGOR he~ein will be at the request of the MORTGAGEE herein acknowledge, in writing, the existence of this nwrtgage and the amourrt still due thereon on a esfoppet form provided for this pur- pose by the MORTGAGEE . c~ Faiiure on the pn~t of the MORTGAGOR to comply with, perform, or abide by any of the agreements, stipulations, conditio~s and tovenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once without rwtice. Failure of the MORTGAGEE herein 1o exercise this option at any time shall not oonst+tute a .vaiver of the right to exercise this aption at some later time.
