2. The ~lortgagee may, at his opt~on, and without waiving his ~ight to accelerate the indebtedness heteby
~ecured and tu foreclose the same, pay either before ar after delinquency any or all of those certain obligations
required by the terms hereot to be paid by the Alortgagor for the protection of the mortgage security or foc the col-
lection of the indebtedness hereb~~ secured. All ~ums so advanced or paid by the !Nottgagee shall be chatged into
the mottgage account anJ became an integral pazt thereof, subject in alt tespects to the terms, conditions, aod
rovenants of tht aforesaid prom~ssory note, and this mortgage, as fully and to the same extent as though a part

and interest of the ~lortgagor in and to any such abstracts of title shall pass to tha purchaser or grantee.
4. To the extent of the indebtedness of the Mortgagor to the !Nortgagee described herein or secured hereby,
the !1lortgagee is hereby subrogated to the lien or liens and ta th~ rights of tht owners and holders Ihereof of each
and every mortgage, lien or other incumbrance on the land described herein which is paid and!or satis[ied, in
whole or in part, aut of the proceeds of the loan described herein ot secured hereby. and the respective liens of
said mortgages, liens or other incumbrances, shall be and the same and each of them hereby is preserved and shall
pass to and be held by the Mortgagee herein as security fot the indebtedness to the Mottgagee herein described
or hereby secured, to the same eztent that it would have been preserved and would have been passed to and been
held by tho \tortgagee had it been duly and regularly assigned, transferred, set ovtr, and delivered unto the Mort-
gagee by separate deed af assignment, notwithstanding the fact that the same may be satisfied and cancelled of ;
record, it being the ~ntention of the parties hereto that the same will be satisfied and cancelled of record by the
holders thereof at or about the time of the recording of this mottgage.
5. In the event the ov?~nership of the mortgag~d premises, or any part thereof, becomes vested in a person
other than the ~lottgagor, the ~lottgagee may, without notice to the Mortgagor. deal with such~.~uccessot or suc-
cessors in interest with reference to this deed and the debt hereby secured, in the same ma~net as with the ~1ort-
gagor without in any way vitiating or discharging the 111ortgagor's liability hereunder or upon the debt hereby
secured. No sale of the premises hereby mortgaged and no forbearance on the patt of the hl~ttgagee, and no ex-
tension of the time Cor the payment of the debt hereby sacured given by the Mortgagee shall operate to release.
