without regard to whether or not the principal sum secured, or
any other sums secured, by the Note and Mortgage shall be due,
and without prejudice to tl~e right of the Mortgagea thereafter
to bring an actton of foreclosure, or any other action, for a

defaulfi or defaults by Mortgagor existing at the time such ;
eartier action eas commenced. No remedy conferred upon or reserved ~
to the Mortgagee herein, or in tf~e Mortgage Note is intended to be
exclusive of any oii~er remedy or remedies, and each and every ~

remedy shatl bc'cumulative, and shall be in addition to cvery }

other remedy given to the Mortgagee now or hereaftcr existing at ~
law or in equity or by statute. No delay or omission of the '
Mortgagee to exercise any right or power accruing upon any event '
of default herein, or in the Mortgage Note shall impair any such _
right or power, or shall be construed to be a waiver of any such ~
event of default or an acqui~scence therein; and every power and
remedy given by the Mortgage herein, or in the Mortgage Note to

the Mortgagee may be exercised from time to time as often as may
be deemed expedient by the Mortgagee . Nothing in this Mortgage ~ ;

or in the Note shall affect the obligation of the Mortgagor to pay ~

the principal of, and inter^est on, the Note in the manner and at ~

the time and place therein respectively expressed. .
28. The Mortgagor wiii not at~any time insist upon, or
; piead, or in any manner whatever claim or take any benefit or

advantage of, any stay or extension or monatorium law, any '

exemption from execution or sale of the Mortgaged Property or
any part thereof, wher^ever enacted, now or at any time hereafter #

in force, which may affect the covenants and terms of performance ;

of this Mortgage, nor ciaim, take or insist upon any benefit
or advantage of any law now or h~r~after in force providing for _
the valuation or appraisal of the Mortgaged Property, or any part
