THIS WARRA,YTY DEED made and executed the ~ day
of , 1973, by `WRINE SCIENCE CENTER, I~IC. , a -
corporation existing under the larrs of Florida, and having its
principal place of business at the Marine Science Center, Fort
Pierce, ~iarida, hereinafter called t~e granto~, ta SE~T.ARD JOI~SON,
whose post office address is SOl George Street, !Vex Brunsr~ick,
New Jersey, hereinafter called the grantee:
i~ITNESSETH: That the grantor, for and in consideration of
the sum of Ten Dollars (a10.00), receipt xhereof is hereby aclrno~ledged,
by these presents does grant, bargain, sell, alien, re~ise, release,

convey and confir~ unto the grantee, a12 of that cerfain land-in St.
Lucie County, Florida, viz:
The north 26I.6 feet of the southeast quarter of =
Section 8, To~?-nship 34 South, Range 40 East, less
the West 2388.77 feet thereof; said land lying and
being in St. Lucie County, Florida.
SUBJECT TO that certain channel ease~ent agree~ent, recorded
in Official Record Book 209, at pages 588 through 592, public recards

_ of St. Lucie County, Florida. _
SUBJECT TO and the grantor expresslp reserves a perpetuai
easement over, upon and through the channel and its ~aters situate
on the property described abo~•e for the purpose of preservin~ to
the grantor, its successors in interest and assigns, free access
over said channel and its ~aters and ingress to and egress ~rca said
channel to the Indian River and the Intracoastal i~ater~ay. The channel
referred to is that sane channel described in that certain Channel
Easement Agreement recorded in Official I~ecord Book 209, at pages
588 through S92, public records of St. Lucie County, Florida.
This conveyance is further subject to ease~ents, restrictions,
reservations and rights-of-Kay of record and taxes accruing subsequent
to December 31, 1972 and any right, title or interest of the State
of Florida to inc2ude the Trustees of the Internal Iaprovenent ~und.
