i ~1. To permit, commit, or suffer no waste, impairment or deterioration of suid propert~•, or any part thereof, and upon
the failuro of the mortgagors to keep the huildings on said propert~• in good condition of repair, the Association may demand the
t immediate repair oE said bu:ldings or the immediate repayment of the debt hereby sccurecl, and the failure of the modgagors
~ to comply ~vith said demand of the Association for a period of Thirty (30) days, shall rnnstitute s breach of this mortgage,
' and, at the option of the Association, immediately mature the entire amount of principal and interest hereby secured, and ffie
~ :lssociation, immediately and without notiee, may institute proceeclinRs to foreclose this mortgage and apph for the appointment
~ of a Receiver, as hereinafter provided.
; 5. This mortgage contract provides for additional advances ~~hich may be made at the option of the association and
~ secured by this mortgage. and it is agreed that in the event of such advances the a:nount may be added to the mortgage debt
; an~i shall inerease the unpaid balance of the note hereby secured by the amount of such advance and shall be a part of said
= note indebtedness under all the terms of said note and this contract as fully as if a new such note and contract w•ere executeci
:~nd delivered. An additional advancc agreement may be given and accepted for such advance and provision may be made for
clifferent monthly payments ~nd a different interest rate and other espress modifications of the contract, but in all other respects

6. If any of the sums of money herein referred to i~e not promptty and fully paid within Thirty (30) days next after =

promissory note and this deed, or either, are not duly performed, complied _with and abided by, the aggregate sum mentioned ~
