2. The Mortgagee may. at his option, and without waiving his right to accelerate the indebtedneas hereby secured
and to foreclose the same, pay either before or after deGnquency any or all of tbose certain obligationa required by the
terms hereof to be paid by the Mortgagor for the protection of the mortgage security or for the collection of the indebted•
ness hereby secured. All sums so advenced or paid by the Mortgegee shall be charged into the mort~e accotu~t and _
become en integral part thereof, subject in all reapecta w the te~ma, oonditiona. and covenants of the aforeaaid pmmis-
sory note, and this mortgage. aa fully and to the same eztent aa though a part of the original indebtedness evidenced by
said note and secured by this mortgage, escepting however, Lhat seid sums shall be repaid the Mortgagee torthwith npon
its demand and be in addicion to the regular monthly instaWnents provided by the mortgage note.
3. That the abstract or abstracts of title coveriag the mortgaged property shell at all timee. during the life of this
mo~ge, remein in ~+~~on pf th~ Nlortg~~ ~nd in event of the foreclosure of this mortgage or other tranafer of title
to the mortgaged property in e:tinguishment of the indebtedness secured hereby. all right. title and intereet of the Mort-
gagor in and to eny such abstracts of title shall pass to the purchaser or grantee.
4. To the e:tent of the indebtedneas of the Mo;tgagor to the Mortgagee described heeein or secured hereby, the
Mortgagee is hereby subro$ated to the lien or liens and to the righta of the ownera and holders thereof of each and every
mortgage, lien or other incumbrance on the land described herein which is paid and/or satis5ed. in whole or in part. out
of the proceeda of the loan described herein or secured hereby. and the reapecEive liens of said mortgages. lieas or other
incumbrances, shall be and the same and each of them hereby ia preserved and shall pasa to and be held by the Mortgegee
herein aa security for the indebted~as to the Mortgagee herein dexribed or re y aecure~ same ertent t~i~-
would have been preserved and would have been pessed to and beea held by the Mortgagee had it been duly and regularly
assigned, transferred, set over, and delivered unto the Mortgagee by aeparate deed of essignment. notwithstanding the
fact that the same may be satisfied end cancelled of record. it being the intention of the partiea hereto that the same will
be satisfied and cancelled of reoord by the holdera thereof at or about the Lime of the recording of this mortgage.
5. In the event the ownership of the mortgaged premises. or any part thereof. becomea vested in a peraon other
than the Mortgagor, the Mortgagee may. without notice to the Mortgagor, deal with such auocesaor or aucoessors in in-
terest with reference to thia deed and the debt hereby secured, in the same manner as with the Mortgagor without in any
way vitiating or discherging the Mortgagor's liability hereunder or upon the debt hereby secured. No sale of the premises ,
hereby mortgaged and no forbearance on the part of the Mortgagee, end no ezteasion of the time for t6e payment of the
debt hereby secured given by the Mortgagee shall operate to release, discharge, modify. change or aftect the original lia-
bility of the Mortgagor herein either in whole or in part.
6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebtedness. however
evidenced, whether by said promissory note or any renewal or extension Lhereof or aubstitute therefor. or otherwise,
until all such indebtedness shall have been fully paid.

~ 8. The terms "Mortgagor" and "Mortgagee" whenever used in this instrument shall include the heirs, per-
~ sonal repreaentatives, successors and assigns of the respective parties hereto. 1Nherever used the singular number shall
~ include the plural and the plural the singulat, and the use of any gender shall include all genders.
