- 2. The Mortgagee may, at his option, and without waiving his right to accelerate the indebtednesa hereby aecured
and to foreclose the same, pay either before or after delinquency any or all of those certain obligationa required by the
terma hereof to be paid by the Mortgagor for the protection of the mortgage security or for the collection of the indebted-
neas hereby aecured. All sums so advanoed or peid by the Mortgagee ahal! be charged into the mortgage account and

mortgage. remain in possessioa of the Mortgagee and in event of the forecbsure of thia mortgage or other tranaf~ of title
to the mortgaged property in eztinguiahment of the indebtedneas aecured hereby. all right. title and interest of t6e Mort-
gagor in and to any auch abatracta of title ahall pass to the purchase~ or grantee.
4. To the eztent of the indebtednese of the Mortgagor to Lhe Mortgagee deacribed herein or secured hereby. the
Mortgagee ie hereby subrogated Lo the lien or li~s and to the righta of the owners and 6oWers thereof of each and every
mortgage. lien or other incumbrance on the land deacribed herein which is paid and/or aatiafied. in whole or in part. out
of the prooeeds of the ban de~cribed herein or secured hereby. and the respective liens of said mortgagea. lieas or othet
