The Lessee herein and all other lessees of ~he ~ i Recreation Center shall also pay to the Association, as collection ~ 1 agent for the Lessor, the rent payable to the Lessor under this lease or other leases of the Recreation Center, and the Association sha11 then pay to the Lessor the rent collected, unless the Lessor gives written notice to the Lessee herein and all other lessees of the Recreation Center to pay the lease rent directly to the Lessor. 6. RENT. 6.1 Amount of Rent. The lessee agrees to pay to the Lessor during the term of this lease the sum of Ten ($10.00? Dollars per month for every duplex unit the owners of which are members of the Lessee corporation. (For the purposes of this provision the unit owners are still considered members of the Lessee corporation even though they resign as such.) If Lessee increases its membership pursuant to paragraph 4.5(a) the total rent hereunder w~ll increase $Z0.00 for each unit so a.dded. This shall be net monthly rent which shall be due and payable in advance on the first day of each and every month during the term of this lease. The rent shall be pro- om- mencement of the term of this lease to the first day of the following month based on said monthly rental, and shall be payable on the date of the commencement of the term of this lease. 6.2 Increase of Rent Based Ugon Increase in Cost of Living Index.
