in the monthly rent to be determined as follows: ~ ;
(a) The amount of the net monthly rent shall
be ad3usted on the first day of January, 19??, and on the first

day of January of each third calendar year thereafter during the ;
term of this lease provided that it would result in an increase of ~
the net monthly rent. ~

(b) For purposes of calculating increases in ~
rent due hereunder, "The Consumer Price Index, U.S. City Average,
Al1 Items" (195? -59= 100) published by the Bureau of Labor Statis-
tics, U.S. Department of Labor, shall be used, which is herein-
after called the "Index". In the event the "Index" is discontinued, -
the Bureau of Labor Statistics shall be requested to provide a ~
comparable successive index which will ~hereafter be used as the ;

- (c) Oa the first day of January, 1977, and ~
on the first day of January of each third calendar year there-
after, the net moathly rental for the period from then until the
next adjustment date shall be determined by multiplying the net
monthly rent owed by the "Index" for the moath o~ October of the
year preceding the date of adj ustment and dividing the product
thereof by the "Index" for the month of Jannary 1973. The adjusted
net monthly rent as determined above shall be in effect until the
next date of ad~ustment of rent. However, the rent shall never be
less than $10.00 per unit per month for any period and shall never

be reduced below $10.00 per unit per month by reason of the rent
ad~ustment provided for herein.
