Nonexclusive Use of Remaiader of Recreation Center. The right to use, occupy and demonstrate, on a noaexclusive basis for the purpose of promoting and aiding in the sale or rental of its property. Such rights may not be exercised in an unreason- able manner inconsistent with the rights of the Lessee to use, occupy and enjoy the Recreation Center. The exercise of such rights by the Developer shall aot reduce, abate or suspead the Lessee's obligation to perform in full all of its covenants and promises herein made. , 10.3. Promotion. The right to display and erect ~ signs, billboards, and placards, and store, keep, exhibit and ~ distribute printed, audio and visual promotional materials in and ~ r ~ about the premises and to conduct parties to promote sale thereat. ~ - 10.4. Sales. _The right to use the Recreation Center for the purpose of selling its properties, including the rights to ~ make sales presentations, sales contracts and closings of sales ~ thereat. _ ~ ~ 10.5. Administrative Office. The ri ht to use the y t administrative office for the conduct of the business of the ~ _ s ~ Developer. ~ 11. SUBORDINATION TO INSTITUTIONAL FIRST MORTGAGES. 3 ~ 11.1 Rights of Institutional First Mortgages.
