The foreclosure of an institutional first mortgagee's lien shall not operate as an extinguishment of this lease in whole or in part or ~ ~ as a termination of the LesSOr's lien, as aforesaid, as against the ~ entire property or the parcel so foreclosed. Upon an institutional first mortgagee conveying its title to the duplex unit so acquired by it, (or three months after so acquiring title, whichever occurs first), the foregoing abatement of rent and sharing of expenses f shall immediately cease and terminate. f 12. LESSOR'S RIGAT TO ASSIGN AND ENCUMBER. The Lessor shall have the right to assign and encumber its interest under this lease and to the Recreation Center as herein provided. 12.1 Existing Mortgages.
