request of the Association, pay or cause to be paid to the persons
named in the certificate, the respective amounts stated in said
certificates to be due to them, and/or shall pay or cause to be
paid to the Association the amount stated in said certificate to ~

have been paid by the Association, provided, however, that such i
payments shall not exceed in amount the fair value as stated in
said certificate of the relevant work.
If payment of the net award as aforesaid
shall not be received by Lessor in time to permit payments as the ~

; work of restoration and replacement progresses, the Association
~
; shall, nevertheless, perform and fully pay for such work without
~
4 delay (except for uaavoidable delays over which the Association
~
~
~ has no control) and payment of the amouat to which the Association ~

~ may be entitled shall thereafter be made by Lessor out of said net
~
~ award as and when payment of such net award is received by Lessor.
If the funds to be applied by Lessor-shall be insufficient to pay
the entire cost of such restoration, the Association agrees to pay
~
~ any deficiency and to deposit the amount of such deficiency, as
~ estimated by the architect or engineer who shall first make the
~ certificate with Lessor, prior to any work being contracted for or
~ -
performed.
From and after the date of vesting of
title in such proceeding, a~ust proportion of the rent, according
~ ~
~ to the nature and extent of such taking, shall abate for the

~ remainder of the term of this lease. f
