herein, there remains any balance in Lessor's hands, it shall be
retained by Lessor as its property.
14.3. Proration. In the event of the terminati4n af
this lease in full or as to any portion of the demised premises
as a result of a total or partial taking by proceeding, the Lessee
shall pay to the Lessor all rent and all other charges payable by
the Lessee with respect to the demised premises or part thereof so
taken justly apportioned to the date of taking.
15. EMINSNT DO~AIN AS TO MEMBERS PROPERTY. If, during
the term of -this lease there shall be a taking of all or a portion
of the lands owaed by the members of Lessee the following shall
apply:
15.1. Rent. The rent due will be adjusted proportion-
ately accordingly the percent that the units taken bears to the
total units owned by members of Lessee.
15.2. Sharing of Common Expenses. The number of
"units of participation" assigned to the Lessee shall be reduced
by the number of duplex units taken.
16. DESTRUCTION OF LESSEE'S MEMBERS IMPROVEMENTS OR
TERMINATION OF HOMEOWNERS ASSOCIATION (LESSES). The destruction,
alteration, demolition or non-use or condition of the improvemeats

now existing upon the lands of Lessees members to be constructed ~
thereon once completed, and any other structures which may here-
