It shall be the duty of the Lessee to assess its unit owners equally in such amounts as shall be necessary to p~y its obligations, payable in money to the Lessor hereunder, and to otherwise perform its coven- ants and promises herein. 18. INSURANCE. The Association shall throughout the term of this lease keep in force insurance policies as follows: 18.1. Public Liability. Comprehensive, general public liability insurance in which the Lessor, Association, Lessee and all other lessees as to the Recreation Center shall be named " insureds against claims for bodily injury, sickness or disease ~ ; including death at ~ny ti~ne resulting therefrom and for injury to ~ ~ ~ ~ or destruction of property, including the loss of use thereof I 0 ~ arising out of ownership, maintenance, use or operation of the ~ Recreation Center or any building or improvement or personalty a ~ located thereon, without maximum limitations. ~ 18.2. Property Insurance. Policies of insurance ~ insuring against loss or damage to the buildings and improvements ~ K ~ now or hereafter located upon the Recreation Center and all furni- ~ ~ ture fixtures machiner e ui ment and furnishings now or here- ~ - after brought or placed thereon insuring against loss by: (a) Fire. Fire, windstorm and such other haz- ards as may be included in the broadest form of extended coverage ~x~ from time to time available; and ~ ~ (b) Boiler.
