lessees as to the Recreation Center or that such other lessees have
made similar or identical promises and covenants to the Lessor.

Rathe ~l~ e Lessee, by itself, shall be responsible for the full
perfo~ ance of each and every promise aad covenant on the part of
the Lessee herein made. No failure oa the part of any other Lessee
to perform similar or identical covenants or promises contained
in its lease with the Lessor or failure on the part of the Lessor
to enforce the same shall operate as a waiver, extension or indulgence
to this Lessee. -
~ 23. D$MOLITION. The Lessee shall not demolish any of

~ the buildings, structures or improvements now or hereafter placed

~ upon the d~mised premises without the consent, in writing, o~ the
~ Lessor, which the Lessor may withhold in its absolute discretion
~ or grant upon such terms as it shall deem appropriate.
24. ARBITRATION. Arbitration referred to herein shall
be settled by arbitration in accordance with rules of the American
~ Arbitration Association and judgment or decree upon the award
< ~
~ rendered by the arbitrator or arbitrators may be readered in any
~
~ court having jurisdiction thereof.
~ 25. LESSOR'S RIGHT TO PERFORM LESSEE'S AND ASSOCIATION'S
~
COVENANTS. If the Lessee or Association shall fail to pay the
~
~ common expenses and taxes or if they shall fail to take out, main-
~
~ tain and deliver iasurance policies, or if they shall fail to per-
~
~
~ form any other action on their part covenaated herein to be per-
~
~
